340 Parkdale likely delayed to July as developer prepares revised submission

May 10, 2026

We have received an update from Councillor Leiper’s office indicating that the 340 Parkdale application is no longer expected to go to Planning and Housing Committee on June 3.

According to the update, Taggart has told the Councillor’s office that it plans to resubmit an updated Zoning By-law Amendment and Official Plan Amendment package to the City in the next week or two. That resubmission would trigger another City review cycle, and the current target for Planning and Housing Committee is now July 2026.

This means the June 3 date should no longer be treated as the likely decision point. It also means residents should watch closely for revised application materials, because the proposal may change before it reaches Committee.

What we know right now

What residents should watch for

Once the revised submission is posted, residents should look for changes to:

Planning and Housing Committee timing

The City’s development review process says notice of a committee meeting is sent 10 days before the Committee meeting. The City also notes that committee reports are advertised through its public agenda process.

The City’s participation page says residents can register to delegate by email up to one hour before the meeting start time, and by phone by 4 pm on the business day before the meeting, unless the specific agenda says otherwise. Recent Planning and Housing Committee agendas commonly list a deadline of 4 pm the day before for phone registration, written comments, and visual presentations, and 8:30 am the day of the meeting for email registration to speak.

Planning and Housing Committee meetings are generally scheduled for 9:30 am, but items are not usually assigned exact times. Residents who want to speak should expect to be available when the item comes up.

Why this matters

A revised submission is important because it may reset the conversation. The community should not assume that the current drawings, numbers, or planning rationale are final. Once the updated package is available, residents will need to compare it against the previous submission and assess whether it meaningfully addresses the issues already raised.

The key message for now:

The application appears to be moving into another review cycle, with a July 2026 Committee date now being targeted. Residents should watch for the revised submission and be prepared to review and respond quickly once it is posted.

What you can do now

  1. Watch the City’s development application page for updated documents.
  2. Prepare to review the revised submission when it is posted.
  3. Save time in July to submit written comments or register to speak at Planning and Housing Committee.
  4. Focus comments on specific planning issues: height, transition, public realm, transportation, unit mix, and whether the revised proposal responds to prior concerns.
