Public Comment Deadline to Planner

Comments due to Jack Smith, Planner (Development Review), as stated in the mailed Planning Act circulation notice. This is the formal deadline for written comments to be included in the initial staff review. Comments can still technically be submitted after this date, but March 13 is the cutoff for inclusion in the first staff report.

What Happens Next

These are the procedural steps under the Planning Act for OPA/ZBA applications. No fixed dates have been set for these stages yet.

  1. Staff Technical Review Spring–Summer 2026

    City staff review Official Plan conformity, CDP conformity, built form and transition, transportation analysis (TIA/TDM), public comments, and agency circulation feedback.

  2. Staff Report Issued Date TBD

    Planning staff publish their recommendation (approve / refuse / modify), planning analysis, summary of public comments, and proposed conditions.

  3. Planning & Housing Committee Meeting Date TBD

    Public delegations permitted. Committee votes on the recommendation.

  4. City Council Vote Date TBD

    Council makes the final municipal decision.

  5. 20-Day Appeal Period Following Council decision

    Statutory 20-day window to appeal the decision to the Ontario Land Tribunal (OLT).
